Airbnb bedroom requirements
Airbnb does not have specific requirements a room must meet to be considered a bedroom. But I love this discussion forum about an Airbnb bedroom from their host page. If you’re marking a space as a bedroom, it should have the following elements:
- 4 walls
- Lockable door
- A bed or it’s own
- Some type of clothing storage
- Linens and at least two pillows
- It should have a window or some type of natural ventilation
Anytime you’re listing a space it’s important to think through how guests will view the property. If you’re unsure, have a friend or neighbor walk through with you and give you their feedback. You don’t want to list your space as 3 bedrooms if it’s really just 2 bedrooms with a pull out couch in the living room.

These are all the things I put in every single Airbnb bedroom I set up. And It’s a vetted list from other hosts who are way smarter and farther along in their hosting journey than me. But also, I have found these things to be crucial to running a successful business that my guests can trust.
1. Zinus Mattress
These mattresses have the best Amazon reviews and guests love this bed!
2. 4 Sleeping pillows
Rule of thumb should be 2 pillows per guest, so 4 sleeping pillows on a queen size bed.
3. Bed bug and waterproof covers for pillows and mattress
I use these on Amazon at all my properties. They are washable which is key.
4. Nightstands
Nightstands or tables for guests to put their phone or other items while they’re sleeping.
5. Clothing storage
Having a closet or dresser for guests to be able to unpack from a suitcase is such a nice convenience.
6. White bedding
It’s totally a thing in the hospitality world but white bedding equals clean. Guests will assume you’re trying to hide stains if the bedding is any other color. The same goes for the bath towels. Always do white.
7. Lamp or secondary lighting source
If you have overhead lighting in the bedroom, include a lamp or bedside sconces for lower lighting.
8. Somewhere to sit other than the bed
A chair or small couch, whatever will fit. But it’s annoying to try and put shoes on while sitting on a soft bed surface.
9. Negative space
Do not fill up every corner with decor. Leave room for guests to put their belongings in multiple spaces. Make sure they can store luggage, leave a purse on a dresser and set a water glass on a nightstand at night.
Decor
Keeping Airbnb bedroom decor simple but consistent with the theme of the house is ideal. I always ensure a cohesive look through color coordinating elements and add subtle elements to tie it all together. Paint, a rug, couple pieces of wall decor and a fake plant go a long way.

Photos
Having professional photos true to the space are everything! You want to have the room staged to exactly what it will look like when guests arrive. Get close ups of the separate seating area and storage availability. Make sure they accurately depict the space and leave nothing to question or suprise when the guests arrive.
