What is an Airbnb Superhost?
First off, an Airbnb Superhost is the highest status level you can achieve as a host on the platform. It gives you better ranking in the search results and tags your listing as a “Guest Favorite”. You will also have a dedicated Superhost support team for questions or issues that arise with reservations.
In order to get Superhost status you will need to have achieved the following:
- Complete 10 trips or 3 reservations that total 100 nights
- Have a 90% response rate to all inquiries and messages
- Have less than a 1% cancellation rate
- Have an average overall rating of 4.8 stars across all listings
When is Airbnb Superhost status awarded?
At the beginning of each quarter (January 1st, April 1st, July 1st, October 1st), Airbnb takes 7 days to assess all your listings. They look back at the last 12 months, however you do not need to have hosted for an entire year to qualify, to see if you meet the guidelines above. If you do, you automatically are awarded Superhost status! If not, they will reassess your listing the next quarter.
So if you start your listing at the beginning of one of Airbnb’s quarters and hit all the requirements, you could be awarded Superhost status in 90 days. Mind blowing!

How to host with Airbnb to achieve Superhost status in 90 days
1. Set up a killer listing
Superhost status starts with a killer listing. You need to have the right property in the right area to attract the best guests who will in turn have an amazing time at your property and give you a 5 star review. You also need enough traffic to your listing to get the 10 stays done in 90 days.

2. Invest in the right amenities
The right amenities are going to get you in the top search results on Airbnb for your area. This in turn will lead to more bookings which means higher revenues and stay counts to get you to your 5 star reviews for Superhost status.
If you are not use Airdna in your analysis process, you need to start now. It breaks down which amenities guests are looking for in your market. Use this tool (or the enemy method for free) to understand what other hosts are offering in your market. You don’t want to start behind the curve but rather meet the expectations and exceed them!
3. Have an extraordinary team
This is so so crucial. You need to have the best cleaners in town and pay them super well. The cleaners are your eyes and ears in the property. They will always do the initial assessments and tell you if further maintenance is required anywhere. If further maintenance is required, a good on call handyman is a must!
4. Automate messaging
Automate, automate, automate. It is not only going to make your life easier, it will show a level of professionalism other mom and pop operators don’t have. Airbnb has this feature in the messaging platform already so take advantage of it! Your guests will want you to set expectations for when they can receive things like check-in and check out instructions, house manuals and any other stay information.
5. Take care of guest issues immediately
If your guests have an issue upon their arrival, it’s crucial they feel comfortable reaching out. You can make them feel comfortable by having sent other messages to them through the Airbnb platform prior to them showing up for their stay. In those messages, call out that you want them to tell you if they need anything. Give them permission to reach out! And then tell them exactly how to (Airbnb message, text, phone call).
Secondly, you need to address their issue right away with a solution. When they tell you what is going on, wear your “Ritz Carlton front desk manager” hat. Make them feel like they’re the most important thing in your world. Remember the old saying, people may not remember what you say but they will remember how you made them feel. THIS is what determines if you will maintain the 5 star review with these hosts.
Real issues will arise in your hosting journey. It’s how you respond to them that make the difference between a 5 star review and a less than 5 star review.

6. Ask for the 5 star review
Now, I know, this is probably uncomfortable for some, but it’s so crucial. Every small business in America is asking their patrons for a 5 star review on whatever platform they’re on and you need to as well. The best way I have discovered to ask this is to put up a sign in your house by the door that lists all the check out instructions and at the bottom says “Don’t forget to leave a 5 star review!”
You know your guests are going to read it every time they enter and exit the listing and it’s the last thing they’ll read before they check out (since it has all the check out instructions there). And for guests who are maybe less familiar with how Airbnb works, this will help remind them that leaving a review about their experience is welcomed and wanted!
