1. Super comfortable mattress

A super comfortable mattress is like so crucial I can not emphasize this enough! People WILL talk about this in your reviews if they slept poorly and these days, an awesome memory foam mattress can be under $500. 2. 4 useable pillows per bed

Like a hotel, I always like to make sure there are four useable pillows per bed and two different kinds of comfort, soft and firm. This gives the guests options and a subtle way to let them know you’re thinking through their every need during their stay. Costco is my go to for pillows and they usually stock a couple different kinds of comfort to make this part simple.

3. Dresser

An empty dresser is so nice to have for longer vacations. I’m a mom of 3 little kids and wherever we travel too, all the bags are getting unpacked into the dresser that’s available. I am always hugely inconvenienced when hosts have their dressers full of stuff rather than keeping them free of clutter and available for guests to use.

4. Nightstands

Nightstands or side tables are a must. Guests will need to set a glass of water, charge their phone, store glasses and medications. Ensure your beds that sleep two have a night stand on either side of the bed. Side tables are a great way to get a more cost effective option here and not break the bank on budget.

5. Bedside table lamps

I love to mount my bedside lighting to keep the nightstands clutter free and ready for guests items. This also really helps avoid any accidental knock overs of lamps. This would super easily happen in the middle of the night. So mount your side table lamps! I love these ones from Amazon and they plug in making it a very easy install. Mounted lights also give a space a more elevated and designer feel.

6. Blankets, blankets, blankets

Everyone sleeps comfortably at different temperatures, even people in the same family. Hotels get this all wrong in my opinion. I think the more blanket options you can provide your guests the better! This is a pain with turnovers but it’s a great way to provide maximum comfort for your guests.

7. Separate seating area

I love to provide a chair or even a couch in a bedroom if there’s enough space. This allows guests to enjoy the space beyond just sleeping there. It also allows for an elevated space to put bags and purses if the dresser is full. You could also leverage extra space for a small office set up. With remote work being largely accepted across the world, many guests will opt to travel for more days if there’s a good office set up where they can get some work done while also on vacation.

8. White bedding

I cannot stress this enough. Psychologically, white bedding screams cleanliness. It’s a subconscience ick that I get when I see a listing without white bedding. I know I’m not the only one on this too. White sheets and white comforters are just a no brainer for guest rooms.

9. Ceiling fans

Where you can, provide ceiling fans in the bedrooms for guests. This is another way to allow guests to control the temperature in a bedroom and could save you on electricity costs in the long run!

10. Hangars in the closet

Hangars are a must. Just a basic that guests will call out if they’re not there and most likely not use a ton of while they’re staying.

11. Dead space

This is a tip I share with every Airbnb host I talk to about decorating a space. You want the space to feel full enough but not too full so it’s overwhelming for guests when they have luggage and personal items in the bedroom. Leave space for them to have their luggage out or a pac n’ play set up for the baby.

1. Black out curtains

I have black out blinds on about half my properties and guests sure do appreciate it when I do. To me, I don’t totally like a room dark but do want to close the blinds when changing. In these units I have a couple different options for allowing privacy with light and black out shades. If I do black out blinds/shades then I’ll pair it with a sheer curtain, and vice versa.

2. Sound machine

A sound machine could literally save your bookings I swear by them. If you leave them out on a nightstand and in an obvious space, I really think guests use them often. Your guests are staying in a new place and there could be noise from traffic, animals, neighbors, etc. all of which could be new for them. A sound machine is a first line of defense for any outside noise that could be beyond your control as a host. Plus parents appreciate it for their kiddos!

3. Smart TV

Personally, I am not a huge fan of TVs in bedrooms. I don’t do this at my personal residence and I don’t do this at any of my Airbnbs. There seems to be a trend in the health and wellness world that is steering people away from blue light before bed too. So, while I personally don’t offer this, I think if you’re catering to a vacation clientele, having a TV would be seen as an amenity many people may not allow themselves to have at home but would splurge while on vacation.
