When you’re first looking for a property to Airbnb, you need to have this mindset. What unique experience can you provide guests traveling to that area? In most markets, top hosts are competing on this now instead of just having availability.

2. Put time into designing your space
Once you find the space, hire a designer or put lots of thought into designing your space well. You will want to have a cohesive theme and look throughout the space. If you’re doing remodeling, ensure the style will radiate through in your construction process.
3. Cleanliness is 90% of a 5 star review
Cleanliness is almost always 90% of what makes a 5 star review. Find a good cleaner and pay them well!
4. Communicate clearly and set expectations
I am definitely a huge advocate of this. By set expectations, I mean, when you send a message, let them know when they can expect to hear from you again. For example, I always send my guests a thank you message for booking and let them know in that message that they can expect all their check in instructions to be sent 48 hours prior to check in.
5. Always deal kindly with your guests
No matter what, you need to understand that you are in the hospitality business. Always be kind in dealing with guest issues and try to resolve quickly while making the guest feel good.
6. Turn on Instant Book
Instant book can be scary for new hosts but turn it on. It will get your listing ranking higher on Airbnb and allow you to have more guests. These types of guests tend to be the easiest in my opinion.

8. Things will break, don’t nickel and dime
Get good handymen and cleaners that can help you fix things quickly. We like to do quarterly audits on our properties to ensure everything is running perfectly for our guests.

9. Ensure you are always stocked on the best Airbnb essentials
All the Airbnb essentials you have posted in your Airbnb listing need to be double checked by your cleaning teams during the turnovers.
10. Always respond to a guest in a timely manner
By a timely manner I mean less than one hour. If you can’t do it yourself, hire a VA or have someone from your team on call to do so. Chat features these days have people expecting someone to be on the other side of the chat feature.
11. Have a smooth check in process with photos

13. Make every effort to solve guest problems instantly

Pay your cleaners and don’t expect them to do extra things for free. Compensate them and tip them often.
15. Pricing matters, don’t set it and forget it
Visit your Pricelabs or pricing strategy at least once a month, if not more often.
16. Revamp your listing every couple months
Look through your amenities and essentials and revamp your listing. I like to refresh photos or descriptions.
17. Change photos out for seasonality
If you decorate for the seasons, take photos and add them to your listing 3 months prior to the season. Guests will love seeing the festive look for the season or holiday they are booking for.
18. Keep your calendar open at least 6 months in advanced
I have my calendar open for 12 months, but you need it open at least 6 months in advanced. Guests will most likely still book in a shorter window but this is helpful to capture any high ticket, far out booking for guests who are planners.

20. Provide a local guide with recommendations
It’s so fun to put these together and the best for guests who are not familiar with your area. This will take it to the next level and help your guests who are there to relax to be able to relax at a whole new level without having to do much planning themselves.
21. Sounds machines in the bedrooms
Best tip I saw from a fellow host, stock a sound machine in every bedroom. If neighbors are loud or there’s street noise, the guest will leverage this and it will save your review.
22. Always stock a pac ‘n play
I’m a mom to three littles and this is the worse item to travel with. If your listing appeals to families at all, make sure you stock a pac ‘n play to take the load off of families.
23. Make upgrades every year
Things will need to upgraded, set money aside to do so every year!
