I cannot stress this one enough. White bedding is a game changer for your property. There’s a reason almost every hotel uses white bedding and it’s because it evokes a level of cleanliness that most people expect but can’t quite verbalize when looking at a listing. Sure, have an accent pillow and cute throw blanket but make sure the sheets and comforter can be bleached and stain free.
White bedding is also a blessing to your cleaning staff as they can easily see stains when making a bed and washing linens. This will allow you to ensure you have the best bedding always. Whether or not you think so, a good bed set up is vital to securing that 5 star review at the end of a guest stay.
2. Turn a common space into another sleeping area
Guest count is the most common metric for increasing the average daily rate. If you can sleep more people, you can require a higher price and guests can book with more friends to help offset the cost of the trip. If you don’t have enough bedrooms, in most areas, turning a common area into an additional sleeping area will work just fine.

Amenities make such a difference and sometimes guests will filter by certain amenities in your area and completely bypass your listing if you do not have them available. But you’re probably wondering, how do I know what amenities are in demand for my area? There are a couple ways.
Airdna.co is a great resource for this. When you make a free account and search your city, it will show you what amenities are most popular amongst guests traveling to that particular area. Easy right?!
Another way is to just search on Airbnb and look through all the “Guest Favorite” listings. Make a list of the amenities these listings have and utilize that information to make your listing better.
4. Absolutely no clutter
Guests need a clean space and it will require way less decor than you think to make a listing look put together and beautiful. It’s so important that we look at how hotels are putting together their spaces. Less is more and easier to keep clean in the long run.
I talk about this in other articles, but guests will be bringing in a lot of their own stuff so having blank space for them to store their things is wildly important. One time I stayed at an Airbnb and the entire dresser in the room was full of extra sheets and blankets. There wasn’t even one open drawer for me to use!

Airbnb’s host resources are full of great ideas for a life style photo shoot but this is becoming increasingly popular and converting more guests as they look to book. Make sure that you set up each room with the features and design elements well highlighted for your prospective guests. If there’s a hidden amenity, pull it out and feature it in an image. If there’s a fun closet full of games, open it up and get good pictures to feature in the listing.
6. Laundry availability
Having a washer and dryer available for guests to use is vital for a higher nightly rate. This will also encourage longer stays as guests will feel more at home with this feature. Including laundry essentials is important too as well as instructions on operating the units.
If you don’t have this available, make sure guests know the closest laundromat or connect them with a fluff and fold service that can take care of any laundry needs during their stay. If this is a big amenity for your area but your listing does not offer a washer and dryer, put these details in your listing description to encourage guests to book knowing you’ve thought about those details for their stay.

Have you ever traveled with another family or couple and needed a 2 bedroom house but it only had 1 bathroom?
