Basics like ample soap, coffee, white sheets (yes this is absolutely a thing!) should never be overlooked. Your guest won’t complement you on having these essentials but they will notice when they are not there.

This is hands down the best mattress. It has thousands of raving reviews and one we put in every property. I have them in my personal house as well!
2. White Sheets
White bedding is a non negotiable in the hospitality world. Even if your bedding is super clean, having colored sheets will make your guests think you’re trying to hide stains. There are various theories on sheet quality out in the short term rental world, but these have always been good for my properties.
3. White Towels
Same as the white bedding, guests will think you’re trying to hide stains if you use colored towels. The white towels are easy to bleach and just so fresh looking, always.
4. Cutting Boards
I love these cutting boards from Amazon! I use them in all my properties and their dishwasher safe. A very durable option for something that will get used and abused.
5. Coffee Maker
I always like to have coffee for my guests and having K-cups are the easiest for providing that amenity. But it’s also nice to give guests the option to make a full pot of coffee, which is why this Ninja coffee system has been a game changer for all our larger properties!
6. Utensil Set
This is the best utensil set for the price. You get just about everything you would need in the kitchen and they last pretty long! There’s nothing worse as a guest than to not have all the tools you need in the kitchen to make the meal.
7. Toaster
A toaster is an easy add as a host to make a guest feel more at home. This is the exact one I have started putting in my properties.
8. Dish Drying Rack
Even if you have a dishwasher in your listing, I highly recommend having a dish drying rack! You never know what a guest will bring with them and if it’s not dishwasher safe.
9. Knife Set
Having a good knife set with sharp knives is crucial! If you have guests wanting to cook or advertise a big kitchen, make sure you invest here. Having a knife sharpener handy is also a great idea.
10. Hair Dryer
Most hotels provide a hair dryer, so you need to as well. These are cumbersome to travel with and so nice for your guests to have at the property.
11. Makeup Towels
These black makeup towels are going to save the day with your white towels. Make them readily available and accessible, so put them on the counter in the bathroom and the first thing your guest can reach for when they go to take their makeup off.
12. Refillable Hand Soaps
These 16oz refillable soap containers are a game changer. I put them in every bathroom and at the kitchen sink I have one for dish soap as well. It makes it so easy for your cleaning team to refill and keep stocked.
13. Refillable Shampoo, Conditioner and Body Wash Bottles
Refillable bottles for in the showers for all the shower soaps is starting to become standard. Back when I started in short term rentals, hosts were providing the single use versions of these like hotels but this is way better.
14. Refillable Containers for Toiletries
These refillable Qtip containers are perfect for all the disposable toiletries you provide your guests. I personally stock Qtips, cotton balls and disposable razors.
15. Backup Batteries
Backup batteries are everything! From the TV remote, to the batteries in the smart lock, to guests personal items. These will come in handy!
16. Signage for Around the House
I love this hack. I put signs up around the house and highlight areas that could be confusing for guests. This is a great way to make your guests “independent” and avoid having a lot of messages sent back and forth because they will be able to navigate everything on their own.
17. Smart TV
A smart TV is crucial! Guests can use their own logins for any streaming platforms and you don’t need to invest in cable as a host.
18. Smart Lock
The Schlage Encode smart lock fully integrates into the Airbnb app and can be fully operated from your phone when connected to WiFi. Airbnb will create a unique code for every guest reservation then delete it after!
19. Doorbell Camera
I’m not a big camera person but having a doorbell camera is great for spot checking every once in awhile as a host.
20. First Aid Kit
Having a simple first aid kit will be great for your guests and is actually required by some municipalities. This simple one from Amazon I always have stocked.
21. Cozy Blankets
Cozy throw blankets that are easy to wash! Guests will love to be able to wrap up in a blanket and watch a movie or a read a book.
22. Pac and Play
Pac and play’s are easily the best family friendly amenity to add to your list! Even if your listing isn’t family friendly, couples traveling with a baby will still love to have this amenity as babies under a certain age still need to be with the parents at all times.
23. High Chair
Having a high chair for a family friendly listing is a huge help to parents of young kids. It will also save your dining table from lot’s of food stains and utensil scrapes.
