1. Have a theme
Airbnb has become increasingly competitive in most markets. One way to really set yourself apart is to have a theme for your property. 2. Decide on a consistent color palette
This color palette should be consistent through the entire house. It should inform everything from the throw blankets on the beds to the color dishes you buy for your kitchen. This will create cohesion throughout every room in the house.
3. White bedding and towels
No matter the theme or color palette, stick to white bedding. Any other bedding will make guests feel unclean and white just has a power over guests. Hotels have always used white bedding and towels and they get it right here! As a short term rental host, take your cues from these industry giants and have white linens.
4. Less is more
You do not need to fill every wall with photos and decor. Make sure your decor is purposeful and makes a statement. It’s ok to have blank space in your listing and guests will fill up that space with their luggage and extras they’re bringing on their trip. Allow them the space to fill up.
5. Use purposeful items for decor
If you have open shelves in a main area, decorate it with board games or plants! This will help your cleaners with dusting when turning over a property and it’s less inventory you have to manage and make sure is there with every guest turn.

6. Greenery is everything
Plants are just wonderful in almost any setting and provide a timeless design. I’ve done live plants in Airbnb listings in the past and they always die. So I would definitely recommend having faux plants but make sure they’re high quality and well cared for by your cleaning team.
7. Durable furnishings
Guests will be ROUGH on your furniture! They’re on vacation and just not really going to care about shoes off in the house or their kids dirty feet on the beds. So make sure you take this into account when you put together your furniture purchases for a place. It’s going to be worth it in the long run to invest in durable pieces because you will not have to replace as fast as cheaper quality items.
8. Understand your budget
The budget is going to give you freedom to invest where you need to and cut back where it doesn’t matter. The budget for furnishing should be anywhere between $10-$15 a square foot. You do not want to spend under this because then your listing just won’t stand out in any market and going over this should be only for listings where you will see the ROI.
9. Hire a professional
If decorating and design is really not your strong suit, consider hiring a professional interior designer for support and direction. $10-$15 a square foot is a lot to invest if you don’t know where to spend it. I am all about a good Facebook Marketplace find but like I talked about earlier, you want to make sure the piece will be durable and fit within the theme you have for your property. It’s best to find second hand name brand furniture that you know has a good reputation for lasting a long time.
11. Professional photos
Professional photography is everything when it comes to short term rentals! The listing photos are literally all that guests will see when making a decision to book your place over another so you want to ensure your photos are highlighting your space appropriately. When conducting the photo shoot, make sure you stage the house appropriately to highlight all the features, amenities and benefits of guests booking your listing. You will also want to make sure these photos can be used to market your property on other channels for marketing purposes.
