So you’ve invested in amenities for your Airbnb but you’re worried about guests breaking them. I have been there and have put together the best Airbnb amenities checklist to make your amenities guest-proof (a.k.a. fool-proof).
The last thing you want is a call in the middle of the night saying the gas fire pit flame won’t turn off (true story). So ensuring you have a checklist for guests and for yourself as hosts on all the amenities you have will help them be used safely and correctly.

Building An Airbnb Amenities Checklist
First, what amenities do you offer?
Think through your listing, what amenities do you offer that are unique to your listing. An amenity can be defined as anything that could provide extra value to your guests and something that they may not have at their personal residence. Pools, spas, fire pits, home gyms, paddle boards, bikes, etc.
Make a list of all the amenities in your listing and anything you think guests could have questions about during their stay. This will help you get organized before you proceed to the next steps.
Second, build instructions sheets
Now that you have a list of all the amenities in your listing. Make an instruction sheet for each amenity that details how to use it properly, what to do in case it malfunctions, and what to do in case of emergency. Below is the list of instructions I have for a gas fire pit at one of my listings.
I make these on Canva print and display in a 4×6 sign above the amenity or in a space I know the guest will notice while going to use the amenity. Below is the link to the 4×6 sign I use, you can get them on Amazon!
Detail all the instructions of use
You will want to list out all the instructions of use for the amenity. Make sure you walk them through every single step, question or troubleshooting thing you can think of for that amenity. People are on vacation so the more you can spell it out the better. As a host, this will reduce the amount of questions you receive and help guests to have an “independent” stay!
Display by the amenities
Like I mentioned above, you will want to display these instructions by the amenities. Make it super obvious so guests know exactly where to see them and will actually read them before using the amenity.
Put a print out in the Welcome book
Take these instructions that you have built and print an extra set for your Welcome book. Make sure your guests have access to multiple sets of instructions for use so you can catch them and avoid unwanted questions. Or questions that you already answered in the materials you provided for them during their stay. Below I have linked my exact Welcome book for all my 5 star listings. Have emergency contact information
Recently, we had a guest call us super late at night saying they couldn’t get the gas fire pit at one of our listings to turn off. The flame was going strong and there was no chance of propane just burning out because the fire pit was connected to the main line. The only way to turn the fire pit off was to turn off the gas to the house because we didn’t have an emergency shut off. Huge lesson learned as a host here!
So first, make sure you have all emergency contact information readily available for your guests. First responder numbers and your number, etc.
Second, make sure you have a back up plan or emergency shut offs in case something happens to the amenity. In this case, having a shut off valve to the fire pit would have been so helpful. We now have that installed so we can direct guests to turning that off in the future.
Third, make sure you have an emergency contact near your property. We have listings that we manage not in our immediate area, so we contract with someone in that area to be our emergency contact if something was to come up. Something will come up so you want to ensure this person is ready and willing whenever you need them. This could be a friend, handyman or task rabbit. It’s up to you and that market to decide.
