1. Utilize Airbnb themes
Coming up with a great theme for your Airbnb can be the driving force behind your listing’s success. This will inform everything from paint colors to furniture picks to amenities you add to the property.

2. Do light renovations to accommodate the Airbnb theme
Now that you’ve picked a theme to go with your Airbnb aesthetic, it’s time to do some renovations to accommodate that theme. Now, these renovations don’t need to be anything dramatic. Paint can go a long way!
Understand your budget and what renovations are going to give you a great return in your market. If you’re lost on that, the simplest way to understand what’s going to give you the best ROI is to do the enemy method.
In other words, look at other competitor’s listing and see what their properties look like. If there are extensive remodels that have been done with listings that have the majority of the reviews, you know that’s what guests are looking for in that market.

3. Use a designer or low cost e-designer to achieve Airbnb aesthetic
If design is really not your cup of tea and you have little experience with Pinterest, I would definitely recommend hiring a designer. That just sounds expensive, I know. But if you’re going to spend around $15 per square foot on furniture, research designers.

4. Purchase furnishings using Minoan, not FBMP
First, do not go to FBMP, OfferUp, Craigslist for furniture! You will kill your listing before you ever get started. There is a great company for short term rental hosts called Minoan and they get you discounts on the best furniture on the internet.
Companies like West Elm, CB2, Wayfair all have partnerships here and you can get designer furniture for less. So whatever furniture list your designer puts together, leverage Minoan for discounts when purchasing.
5. Assemble the listing
Next step is to assemble the listing! The best, hardest part of any Airbnb project is taking it through this next portion. The best way is to allocate furniture by bedroom and hire help (or call your friends and family). I’ve put together listings as fast as a day (1 bedroom) or over a period of a month.
Utilize platforms like Thumbtack or TaskRabbit to hire help and get everything put together. If you want some easy wins, the best place to start is the bathrooms. There’s usually little to decorate and it’s an easy win.
6. Get great professional photos
Once you have everything furnished, get great professional photos. Target a photographer whose photos are similar to your Airbnb aesthetics.
Having professional photos is super important now more than ever. Incorporate some lifestyle photos as well because it will help the guests visualize themselves there as well.
7. Put together a killer listing description
